Estate management service standards
To deliver well managed estates we will:
- Undertake 10 estate inspections each month per housing officer
- Undertake 4 estate inspections per year on estates where there are more than 10 properties
- Publicise and undertake 1 estate walkabout every month per housing officer
- Write to you to let you know that we will be doing an estate walkabout giving you 7 days’ notice
- Respond to reports of abandoned vehicles within 48 hours and remove them as quickly as the law allows
- Remove needles and syringes within 1 working day of being notified
- Remove offensive graffiti within 1 working day of being notified
- Remove other graffiti within 5 working days of being notified
To ensure that communal external areas are well maintained we will:
- Cut your grass 17 times per year
- Prune shrubs and hedges twice per year
- Weed flower beds four times per year
- Remove rubbish and debris before we undertake cutting/pruning throughout the year
- Visually inspect trees on communal areas once per year and carry out major tree works when required
To keep the shared parts of your home clean we will:
- Clean all shared areas once per week*
- Vacuum carpets and mop vinyl floors*
- Clean surfaces such as window frames and skirting boards*
- Clear litter from inside the block and entrance areas*
- Make sure that our contractors complete the cleaning log which is displayed in the shared area*
- Ensure that all areas not covered by a cleaning service charge are regularly inspected by a Community Caretaker or Housing Officer
- Remove any items that have been dumped in communal areas within 5 working days of being notified
- Recharge removal costs to any resident who is identified as being responsible for dumping rubbish in a communal area
*These standards only apply to blocks of flats where residents pay service charges for these cleaning services
We will monitor these standards by:
- Recording the number of estate inspections and walkabouts
- Carrying out random inspections of cleaning services
- Regularly asking you whether we are meeting them. This may be through surveys or other ways of asking your views
- Undertaking mystery shopping
